Tampines St 62 (Parcel B) GLS

The executive condominium (EC) site at Tampines Street 62 (Parcel B) was awarded to Sim Lian Land and Sim Lian Development, as announced by the Housing and Development Board (HDB) on 9 October 2023. The winning bid for the site was $543.28 million, translating to $721 per square foot per plot ratio (psf ppr). This marks a new record for EC land rates, surpassing the previous high of $703 psf ppr set by the Plantation Close EC site, which was awarded to Hoi Hup Realty and Sunway Developments the prior month.

The 301,392 sq ft site, which will accommodate 760 residential units, attracted strong interest from developers, drawing seven bids when the tender closed in July. It is located next to Tenet, a 618-unit EC jointly developed by Qingjian Realty, Santarli Realty, and Heeton Holdings, which was awarded in August 2021 at $659 psf ppr. According to PropNex Realty’s Head of Research and Content, Wong Siew Ying, the strong sales performance of Tenet last year helped to reinforce developer confidence in the area’s demand for ECs. As of October 10, caveats lodged show that 616 out of 618 units at Tenet have been sold, at an average price of $1,382 psf.

The Tampines Street 62 (Parcel B) EC site is expected to benefit from its strategic location within a mature estate, offering proximity to Tampines North MRT Station (Cross Island Line) and the upcoming commercial and residential development at Tampines Avenue 11. According to Huttons Asia’s Senior Director of Data Analytics, Lee Sze Teck, the record bid reflects Sim Lian Group’s confidence in the EC market, particularly in Tampines, where EC sites tend to command a slight premium over other locations.

Looking ahead, industry experts anticipate an average selling price exceeding $1,500 psf for the future EC at this site. Wong notes that with new launches in the Outside Central Region averaging $2,070 psf in 2023, ECs will remain an attractive option for eligible buyers, offering a value proposition for Singaporean households aspiring to own a private home. However, she also cautions that the rising cost of EC land could place upward pressure on future selling prices, potentially requiring buyers to allocate higher initial funds when purchasing a new EC unit.
